DEFINITION OF AN INSPECTION

inspect 1. to examine carefully and critically, especially looking for flaws.  2. to examine officially, to visit in order to make sure certain rules and standards are being observed.

David Milliron, CRI Inspecting RoofA base inspection is a general visual survey of the accessible areas and components of a building.  No dismantling or destructive testing is done during the inspection; therefore, an inspector can observe only those conditions that are clearly in evidence at the time and date of the inspection.  All inspections are conducted in compliance with the NAHI Standards of Practice and Code of Ethics.

The average time for a base inspection of a typical 20-year-old 3 bedroom home is 3 hours.  The greater the complexity of a building and its components, the longer an inspection can be expected to take.  David personally conducts all base inspections.

The presence of the buyer and/or their representative is required at the building inspection.  Inspections are scheduled morning or afternoon, 7 days a week.
